Leng’s Guide to Buying a Home – Step 13: Moving in and Extra Tips

Here’s some last minute things you should know about moving into a new home you just bought and closed escrow on ๐Ÿ™‚

Utilities

If you’d like power, gas, and water to be on when you receive your keys, I would recommend that you arrange for the utilities to be on by the time you move in.

For NV Energy (power) and Las Vegas Valley Water District (water), you should be able to call or visit them online to have these turned on.

For Southwest Gas (gas) though, you would need to normally schedule an appointment for a service person to visit your home and inspect the gas outlets inside the home as well.

The utility companies’ websites can be found here: Leng’s Utility List

Monthly Payment Arrangements

Make sure you figure out how to pay any HOA fees as well as your monthly mortgage payment.

If you bought the home with cash, you should make sure you know how to pay your property taxes. Speak to the title company or loan officer or agent if you have any questions.

Repairs

If there’s any repairs needed, please make sure you work on them as soon as practical. If there’s any leaks or problems that can get worse by ignoring them, I suggest working on those first.

If you don’t have a repair person, please consider my trusted vendor Andy’s Handy Services here: Maintenance and Repair People

Mail Keys

You should hold onto the copy of the documents you sign at the title company. If you didn’t get a mail key from the seller, bring those documents to the post office to have a new key made. There may be a $35ish fee for a new key.

Either way, you should bring the documents to register yourself for your new mailing address.

Ignoring Solicitation and Spam Mail

When you finish the sale, it becomes public record that you’ve bought the house. You may receive 5 or more scam letters asking you to register for homestead for $28 or other things like that. If they don’t have an official government website, just ignore them.

Ask your agent if you have any concerns if something may be legitimate or of real concern.

Last of all, enjoy your new home and take your time!

I know when you’ve been waiting so long to get your keys and move in, you just want everything to be done and perfect as soon as possible.

But after all the packing and moving and stress, it’s pretty difficult to keep working at 110% trying to every last detail together.

Once you’ve gotten all of the essentials in order (like your major appliances, furniture, lighting, and your boxes in the house), you should relax a little. Give yourself permission to have a nice dinner or take a break. Have fun shopping for decorations and designing your new home. It’ll come together in the next few weeks. And with little stress ๐Ÿ™‚
